I regularly advise my variable-rate mortgage borrowers to bank the savings inherent in today’s variable-rate mortgage by setting their monthly payment as if they had actually taken a five-year fixed rate of 3.34% instead. In this case, that would mean increasing the monthly payment from $1,329 to $1,473, which we would do by calling the lender and asking them to take an ongoing additional, discretionary payment of $143 every time the regular monthly payment of $1,329 is taken. (The lender can put a note on file so that this extra amount is taken automatically for as long as you leave the instruction in place, meaning that you don’t have to call every month to keep this arrangement going).

Canadian Home Loan Rates: TD Canada Trust Mortgage Interest Rates for September 25

TD Canada Trust offers a number of loan options for potential customers, including fixed rate closed mortgages, fixed rate open mortgages, convertible mortgages and variable rate mortgages. On Wednesday, the 10-year fixed rate closed mortgage bears 6.750% in interest. With regards to the 7-year version of this mortgage, it’s quoted at 6.350%. The 5-year fixed rate closed loan may possibly garner some interest from mortgage shoppers, as the current interest rate is 5.340%. The Best Rate Forward: According to TD’s analysis and rate projections, “…Locking into a 5-year mortgage rate would yield the lowest average interest rate over the next five years.” But TD analyzes just four other term scenarios including a 5-year variable and five consecutive 1-year terms. TD’s report does not touch on options like the 4+1 strategy (i.e. choosing a 4-year fixed and renewing into a 1-year fixed). The 4+1 is a decent play today with 4-year fixed terms near 3.09% (i.e., 30 bps below most five-year fixed offers). If you do the math, one-year rates would need to be above 4.80% at renewal for a 5-year fixed to beat the 4+1 strategy. That’s over two points higher than today, which makes it a good gamble given how modest inflation and growth have been (and are projected to be).
